Gas Safety Certificates — Frequently Asked Questions
How long does a gas safety inspection take?
+
A typical gas safety inspection takes 30–60 minutes depending on the number of gas appliances and the system complexity. We'll book a convenient appointment time and provide an estimated duration. The inspection is non-intrusive and we'll explain what we're checking as we go.
How often does a landlord need a gas safety certificate?
+
By law, landlords must have a gas safety certificate (CP12) for each property every 12 months. The certificate must be renewed within 12 months of the previous one. You must provide your tenants with a copy within 28 days of the start of their tenancy. Failure to maintain current certificates can result in fines up to £6,000.
What happens if my appliances fail the gas safety inspection?
+
If an appliance fails the safety inspection, we'll advise on whether it can be repaired or must be replaced. We can provide written quotes for any necessary repairs or replacements. Most failures can be resolved with repairs. You cannot let the property to tenants until all appliances pass inspection. We can often expedite repairs to minimise downtime.
Which gas appliances need to be checked for the CP12 certificate?
+
All gas appliances in the property must be checked, including: boilers, cookers, hobs, ovens, fires, water heaters, and any other gas-powered appliances. The certificate lists every appliance checked. Even if tenants have portable appliances, you're responsible for fixed appliances.
How much does a gas safety certificate cost?
+
A standard gas safety inspection typically costs £75–150 depending on the number of appliances and property size. We provide a fixed quote when you book. Same-day or next-day appointments are often available. The certificate is valid for 12 months and must be renewed before expiry.
Can I get a same-day or emergency gas safety certificate?
+
Yes, same-day and emergency certificates are available in most areas. If you have an urgent requirement or have forgotten to renew, call us immediately on 0161 410 9979. We can often arrange same-day inspection and provide your certificate immediately upon completion. Emergency fees may apply outside standard business hours.
What should I do if I don't have a current gas safety certificate for my rental property?
+
Contact us immediately to book an inspection. Operating a rental property without a current CP12 is illegal and exposes you to significant fines. We can often arrange urgent appointments. Once you're compliant, we'll help you set up an annual renewal reminder so you never lapse again.
